I tend to like older homes with charm that have been updated, especially if the yard has mature landscaping. Too often newer neighborhoods have homes that all look alike IMHO. Of course, then price becomes an issue because it isn't cheap to do the updating on an older home and still retain it's charm.

But I know that the results of the AHS survey are true for the majority of people.

Thanks for sharing this insightful article on the benefits of living in a mixed-use development. Savvy buyers have definitely realized this over the past few years, which explains why they increasingly prefer mixed use developments over more traditional housing.

So true! Recently I began interviewing people in my targeted group using open ended questions. I was surprised by a couple of things. First, that they were willing to take the time to talk about their businesses to me; and second, that while some of their answers were predictable, each person had their own slant on what challenges them. You never know until you ask...

Thanks for the response, Rodney! I believe that understanding the “client”, no matter what industry, is the key to the future.

Excellent post, Sibet. On as similar note, behavioral interviewing is considered the best indicator of future performance among candidates... almost 40% better than other methods. As noted in your post, it involves tracking patterns of behavior. To borrow an old adage... "if it walked like a duck before it will probably walk like a duck again..."

Hey Sibet;

A client actually referred me to an excellent book that uses these exact terms and goes into detail about how marketers have spent millions in the wrong directions promoting product without taking these buying patterns and realities into account. He is adopting its precepts as a developer into decision making about what he pursues as highest and best use of a site; ie, whether conventional, or seniors housing, etc. Dont remember the author, but the name of the book is called "The Age Curve". Thanks

Good Post. My SM activity has been fruitful when I work it, though it so far is static and does not generate new business. Eventually, pehaps. But it certainly does add credibility and does help me win it when I am pitching somebody, after I have their attention and I have the opportunity to compete. Thanks

Thanks for the kind words.

You are absolutely right about the need to take a calm and measured approach. "Shiny Object Syndrome" is apparent in many industries, but my real estate clients certainly seem most susceptible.

Will you be at RETechSouth? If so, let's be sure to grab coffee.
